Cancún/Where to stay
Hotel Zone or downtown? Where to stay in Cancún

- A resort, and check if it is adults-only
Cancún gives you two bases, and the choice sets where every day begins and ends. The Hotel Zone runs more than 22 kilometers between the Caribbean and the Nichupté lagoon. Downtown sits on the mainland behind it. A third kind of stay, the resort that keeps dining, pools, the beach, and the evening on its own grounds, can sit in either place but works by its own rules.
Our Cancún catalog holds forty hotels, from three stars to five, and each had a Booking rating of 8.0 or higher when we last looked, in August 2026. Here is how they divide, and what each part of the city is like to wake up in.
The Hotel Zone
Staying in the Hotel Zone puts the coast around you, which matters most on the days between the long trips. The trade is spending more of the week inside a part of the city built for tourism. Nine of the twelve restaurants in our catalog are here too, so dinner rarely means a taxi.

The strip has two sides, and they are different places to stay. The Caribbean side faces east into the open sea, which is calmer at the north end and rougher heading south. The bay side, around Playa Langosta, sits on the sheltered Bahía de Mujeres, where the swell barely reaches. Behind everything lies the lagoon, where the sun goes down.
Not every Hotel Zone stay is a resort. Casa Tortugas, a four-star boutique hotel, has suites with kitchenettes and lagoon sunsets, with the Isla Mujeres ferry just across the road. Beachscape Kin Ha has suites and villas from 72 to 176 square meters, and the villa kitchens make a longer stay feel like a private apartment. La Villa du Golf has individually styled rooms around an outdoor pool, with a bus stop 200 meters away. At five stars without an all-inclusive plan, the Kempinski Hotel puts massage and facials at the center of the slower side of the stay. Nílu by Selina, at three stars, is the social choice, with yoga for a quieter hour.
Getting around is easy along the strip. Hotel Zone buses run along it, and Uber and DiDi work, though parts of the Hotel Zone may need a short walk to a designated pickup point.
In the Hotel Zone, the sea is outside the door and the sunset is behind the hotel.
Downtown Cancún
Downtown is a working city rather than a resort strip, with everyday restaurants and the ADO bus station. The trade is the water: from here the beach is a bus or taxi ride rather than something immediately outside.
That trade suits some trips well. Hotel 28 sits 200 meters from Mercado 28, where the crafts are for haggling and the food stalls are among the cheapest places to eat in Cancún. El Rey del Caribe keeps a garden behind its walls, with the bus station four minutes away when it is time to move on. Casa Ula has just thirteen rooms around a garden and an outdoor pool. Krystal Urban Beach Club, near Parque Las Palapas, comes with access to its sister hotel on the coast, and transport runs between the two.
Downtown and Puerto Juárez are also where the city eats. La Dolce Vita has served handmade pasta since 1983, Tuch Cantina Yucateca cooks Yucatán dishes beside the bullring until past midnight, and Kiosco Verde, a family palapa near the Puerto Juárez ferry pier, has served Yucatecan seafood since 1974.
The UK Foreign Office advises being very cautious after dark in downtown Cancún, and our catalog's advice is the same as everywhere: use official taxis or hotel transfers, and ask locally before walking somewhere new at night. We wrote about this in Is Cancún safe?.
Resort-first stays
Some properties are designed so that dining, pools, beach time, and evenings happen largely on the grounds. All fifteen in this group in our catalog are five-star and all-inclusive, and eleven of them stand inside the Hotel Zone itself. The others are at Costa Mujeres, Nizuc, Moon Palace, and on the Riviera.

What separates them is what fills the day. Hilton Mar Caribe has several restaurants, and Moon Palace The Grand has twenty, enough for a long family stay to eat somewhere new every night. At the Marriott Cancún Resort, dinner runs from a beach shack to teppanyaki. Hyatt Ziva puts theater shows after dinner, while Riu Palace Peninsula makes the swim-up bar the center of the day and Grand Park Royal keeps two pools for two different moods.
Seven of the fifteen are adults-only: Le Blanc, with butler service on every floor, Secrets The Vine, built around its wine, Live Aqua, Temptation, Breathless Soul, TRS Coral at Costa Mujeres, and Haven Riviera. When you tell DreamJourney that you are traveling as a family, these seven and every other adults-only hotel in our catalog are removed before a hotel is chosen.
Choose a resort for the week you want, then check who it is built for.
A resort week changes the journeys, not the order of the days. The long trips to Chichén Itzá, Tulum, and Isla Mujeres still start from the lobby.

Near the airport
Three hotels in our catalog sit by the airport, for the first night after a late landing or the last before an early flight: the Courtyard by Marriott, the Fairfield Inn & Suites, and LOL-HA Aeropuerto. They are a night, not a base.
How to choose
Choose the Hotel Zone if the week is mostly about the beach, and pick a side by the water you want. Choose downtown if you would rather pay less, eat where the city eats, and take the bus to the sand. Choose a resort if the point is to stop deciding, and check whether it is adults-only before you book.
The Cancún guide sums up the three bases in its Where to stay in Cancún section. Whichever you choose, our free routes for 3 days, 5 days, and 7 days in Cancún start from it, and we compare the beaches themselves in Which Cancún beach is best for you?.
Worth knowing
- Cancún opened in 1974 with 332 hotel rooms in three hotels. By December 2025, Quintana Roo's tourism ministry counted 47,344.
- Landing late? Three hotels in our catalog sit by the airport, for the first night rather than as a base.
- Cash is still king. Cards work in resorts and restaurants. Carry some cash for taxis and markets.
